Small village with little church
The property is located in Ormea, at an altitude of about 820 meters, in the valley floor area called Ponte di Nava.
The site can be reached all year round via the municipal asphalt road that is always maintained and cleared of snow.
It is a small independent hamlet that develops next to the Tanaro river on an area of about 2000 square meters of land and which consists of two independent semi-detached houses, with the related rooms and a small private church (or chapel).
A large asphalt courtyard delimited by a bar allows access to the property even by car, as well as being used as an uncovered parking lot. There are also two private garages located inside the buildings, one per home.
The two houses on the property are free on four sides and are both further divided vertically into two independent housing units, ensuring that the site contains a total of four independent homes on three sides.
The building located upstream is partly made up of a house divided into an entrance and cellar on the ground floor, internal staircase, two rooms, bathroom with window and shower and kitchen with large terrace on the first floor. The apartment was renovated in the late nineties, has double-glazed windows and is equipped with an independent heating system with radiators powered by a LPG boiler.
The other portion that completes the building is structured with an entrance, eat-in kitchen, bedroom and closet on the ground floor, internal staircase, two bedrooms with balcony, bathroom with window and bathtub, on the first floor. This house has systems and finishes that date back to the seventies.
The other building, which is located along the river, is structured for a part in a house arranged on a single floor of entrance, kitchenette with dining room, two bedrooms, one with balcony, and bathroom with window shower.
The other part of the building consists of a house structured in an entrance hallway, eat-in kitchen, three bedrooms and bathroom with window, balcony and bathtub. The apartment is equipped with an independent heating system with radiators.
The entire house has finishes and systems dating back to the seventies and has two terraces, one is located in front of the entrance of the two apartments and the second is in a raised position, with access to the attic. The basement of the house consists of four cellars and a woodshed.
At the back and partly on the sides of the buildings there is flat private land with lawn and fruit trees that extends for about 1,100 square meters, as well as a small beach along the river, accessible from a small road that starts from the courtyard of the village.
The property is completed by a chapel complete with altar, benches and bell.
